Founded in 1992. Specialising in private residential architecture across Cyprus and the wider Mediterranean.
Our Mission
To design and deliver homes that meet our clients' specific needs, at the highest standard of quality, while remaining affordable.
Whether the brief is a new family home or a substantial renovation, we work closely with each client to understand how they live and what they need from the building. The result is a home designed for that client and that site — not a generic solution.
We are a small studio, and we deliberately take on a limited number of projects each year. This allows us to apply the same level of attention to detail across every commission, and to remain personally involved from initial brief to final handover.
With 33 years of experience, the studio is fully equipped to obtain all required permits and approvals, and to provide guidance and support throughout the construction process to successful completion.

Founding Architect & CEO
Igor Louttchenko
Igor is a graduate of the Moscow Architectural Institute and founded LIVA in 1992. He leads the studio and oversees every project from initial brief to completion. He has more than thirty years of experience in residential architecture across Eastern Europe and Cyprus.

Architect
Ivan Voronezhsky
Ivan joined LIVA in 2014. He is responsible for design development, technical documentation, and coordination with engineers and contractors during construction.

Preparation and submission of all documentation required for planning permission and building permits.
Technical documentation
Detailed construction drawings, specifications, and tender documents.
Engineering coordination
Coordination with structural, mechanical, and electrical engineers throughout the project.
Construction supervision
On-site supervision during construction and review of contractor work.
Project handover
Final inspection, snagging, and handover of the completed project to the client.
